Step-by-Step Instructions
Set the effective year
Confirm the HUD Effective Year, which sets the passbook rate, the imputed income threshold ($50,000 under HOTMA), and the rules. Pre-HOTMA periods switch to a $5,000 threshold and the greater-of method.
Add an asset
Click Add Asset, choose the Asset Type, add an optional description, and enter the Cash Value.
Enter known income
Enter an Interest Rate to compute actual income, or type the Actual Annual Income if you know it. Leave both blank when neither is known.
Exempt & excluded assets
HOTMA-exempt types, such as retirement accounts, exclude themselves and are listed under Excluded Assets. Check Exclude from net family assets for any other asset that should not be counted.
Crossing $50,000
Above the threshold the scenario badge changes, the note says third-party verification is required, and income is imputed at the passbook rate for assets whose actual income cannot be computed.
Add dividend income
For stocks, bonds, and mutual funds, use Help under Annual Dividends to work out the dividends from shares, dividend per share, and frequency. Known income is then used instead of imputed income.

Calculation Details lists each included asset with its income source, the excluded assets, net family assets, and the actual and imputed totals.

What You’ll See
Three live stats (Net Family Assets with a self-certification or third-party-verification note, Income from Assets, and Active Assets), a color-coded badge naming the applied HOTMA scenario, and a Calculation Details panel itemizing every included and excluded asset. A Print Worksheet button produces a formatted Asset Analysis Worksheet.
Tips
- The $50,000 threshold is the HOTMA gate: at or below it, only actual income counts and self-certification is allowed.
- Entering an interest rate, dividend, or rental amount converts an asset to “actual income known” and locks its income field.
- Choosing a pre-2016 or 2016–2023 effective period switches to a $5,000 threshold and pre-HOTMA “greater-of” rules.
- Exempt asset types still appear in the Excluded Assets list for documentation.
- Save to Household requires a subscription and stores the result in Household Folio.
